~The Disneyland of Northern California...El Dorado Hills~

El Dorado Hills is located within El Dorado County, just 22 miles east of the State Capital. Many people relocate here due to the luxury and beauty of the small community, as well as it's prime location. In 2007, it was ranked 77th in CNN money magazines 'Best Places To Live'. The town dates back to the 1960's, when original developer Alan Lindsey decided it was time to go forth with his plans to create what would be known today as one of the top locations to reside within the greater Sacramento area.

One of the beautiful well developed communities within El Dorado Hills is The Summit. The Summit is a luxurious neighborhood nestled away in the northern end of El Dorado Hills off of Francisco Blvd. This gated community has a unique diversity of custom homes. It has a park and barbecue area for residents to utilize, as well as a tennis court and playground. In 1988, one of the streets within The Summit was awarded the title "Street of Dreams" for the Sacramento area. Since then, the neighborhood has increased in size, but regardless it still has the advantage of spacious lots and privacy.
-Average Price Per Squarefoot: $208.82
-Average Year homes were built: 2000
-Tony Musolino sold off the 2nd phase of The Summit, going from the park/tennis courts area up. He offered to sell off the lots with the bonus of giving away one lot to build tennis courts, picknick tables, and a play structure for the community.
-When first built, Security Gates...then changed to Controlled Access Gates due to liabilities.
-Initially for Summit phase one, minimum house SF was required to be over 2700 SF. When Summit phase two developed, average house SF changed to 3500 SF.
-CCR Fee's cover damages to streets, property, gates, security guards to patrol neighborhood, etc.
